Fees

Registration Fee

We charge an initial retainer of £499 plus VAT*. This retains our services and utilises our personal network of professional contacts, research and our initial viewings. This sum guarantees a three-month search, within which time we normally would have secured a property on your behalf. If the search proves to be more difficult than usual and we agree to extend the contract, we will discuss a further search fee.

We research the area in which you are looking and view the available properties, sifting out those which do not meet your particular requirements. When we have shortlisted the properties that we believe will be suitable for you, we will ask you to accompany us on an inspection day.

Finding Fee

We offer a choice of payment scales:

1) 1.5% of the purchase price + VAT*

2) 1% of the purchase price plus 10% of the saving we are able to negotiate on your behalf between the asking price and the eventual purchase price + VAT*

3) 1.25% of the purchase price plus 5% of the saving we are able to negotiate on your behalf between the asking price and the eventual purchase price + VAT*

Terms & Conditions

i) I/we authorise 2busy2find.com to act on my/our behalf as sole agents in searching for a property. In the event of a purchase, I/we agree to pay 2busy2find.com a fee in accordance with scale 1 2 3 (Please circle) as above. + VAT* payable on exchange of contracts.

ii) If, at the end of 3 months period, this agreement is deemed to continue, a further fee may be required. Either party can terminate this agreement in writing at this time.

iii) If I/we terminate the contract and I/we purchase a property originally introduced by 2busy2find.com within six months of the termination date, the full fee will apply.

My/our retaining fee of £499 + VAT* = £598.80 is enclosed.

Terms of Business

General: Any assignment is accepted on the basis that the final choice of property is the entire responsibility of the client. We take no responsibility for the description of the property and in all cases must urge clients to undertake a most careful personal inspection as well as seeking professional advise as to structure, state of repair, valuation and legal title. Whilst we take every care in only introducing responsible and competent professional services, we cannot be held liable under any circumstances for any loss or claim howsoever arising by virtue of any work undertaken for clients by any other party including any party introduced by us.

Specific Exclusions: We shall not be liable for any claim howsoever arising in connection with suitability, value or structure of any property introduced by us. Whilst every care is taken that all advise given in relation to any property is accurate, such advice can only be by way of opinion for which we cannot accept any legal liability. Any claim by way of consequential damage arising out of any act of omission or commission by us is specifically excluded.
